The service

Landscope is a UK land & planning research tool provided by Hikari Estates Ltd. It is in beta: free for approved accounts, provided as-is, and it will change. Accounts are approved by hand and we may refuse or deactivate an account at our discretion — especially for misuse described below.

Not advice — the important one

The uplift score, the indicative plot value and everything else Landscope shows are starting points for your own research, not advice, not a survey and not a valuation. The underlying data is public government data that can be incomplete, out of date or wrongly matched to a location — the Help page lists known limits honestly. Verify independently before spending money, and take professional advice (a planning consultant, a surveyor, a solicitor) before buying land. To the extent the law allows, we accept no liability for decisions made on what Landscope shows. Nothing in these terms limits liability that cannot legally be limited.

Fair use

• Use it for your own or your firm's land research.
• Don't share your sign-in or let others use your account.
• Don't scrape, bulk-download, or resell the data or the service.
• Don't overload the service — it runs on modest infrastructure, priced accordingly.

The data's own licences

Landscope displays public-sector data — from HM Land Registry, Ordnance Survey, planning.data.gov.uk and others — under the Open Government Licence and dataset-specific terms. Those licences belong to the data, and your use of what you see must respect them; attribution shown in the app must not be removed from anything you reproduce.

Housekeeping

We may update these terms; the date above changes when we do, and continued use is acceptance. Your data is handled as the Privacy Notice describes. These terms are governed by the law of England and Wales.
